So You Are Just Looking
The average consumer is searching for a home for 2.5 years. Yes, I said YEARS! Online consumer sites have made it incredibly easy to start searching for such a big purchase. I often find myself calling on prospective buyers to ask the important questions: Do you have a buyer's agent? What is your timeline for purchasing? What is your budget? .... I more often than not get the answer of "I am just looking, but thank you!"
I have a very important message to those who are "just looking":
YOU ARE DOING IT WRONG!
Yep, I said it. It is the easiest loop hole to start searching online for homes because these sites have made it fun and swipe-able. The loop beings at the conception of the idea that you are going to move, and you need to see what is on the market. Oh how easy it is to get sucked into dream home fantasy, decor inspiration spiral, and harmless neighbor snooping. Swipe right for yes, swipe left for no. You start to become accustomed to seeing the professional photos, deciphering wide angles, preferring staged homes, and going to open houses in your free time.
Here is the problem - your search has become a hobby. You haven't actually had a serious conversation about next steps with a local professional.
I am all about a savvy shopper, so to see a consumer be stuck like that really hurts my heart! You want to move, you may even need to move - but that next step from phone to IRL (in real life) is substantial for many people these days. It is never, ever too early to talk to a local lender who can prepare you with real purchase cost estimates. You will also need a local buyer's agent who can help you search smartly and guide you through each step.
"But I don't want to waste anyone's time" This is a classic come-back! I too hate wasting my time, so I truly appreciate that response!
However, I would certainly not be wasting time with someone who is genuinely going to buy or sell real estate in 2 days or 2 years from now. My best clients are those who I have worked with from day 1 of their search. Those are the sales that make me wake up in the morning and do what I do!
